Vacationing at Alpine Village in 2008

Owners, RCI guests, and visitors will begin their North Carolina mountain vacation at Alpine Village Resort the first week in April.  We think everyone arriving at the top of the drive up the mountain will be pleased with what they find at the top.  This is your first introduction to the Village 2008.

Our 2008 Village Staff

You will greet and be welcomed by a friendly and efficient staff.  Some of our employees have been at Alpine Village for more than 20 years.  A few are new.  Please take time to get to know them personally, let them know your expectations and speak a word of thanks when they go beyond those expectations.

Vickie Nelson, formerly our assistant manager, is now our interim manager.  Vickie works closely with the Board and has management responsibility for everything happening at the Village.  Her primary goal is to help you spend the best vacation time possible.  There is more from Vickie later.

Megan Silver began work in the office last year and will be there to greet you, answer questions, and help you plan your time well if your stay is for a few days or a few weeks.  Tell Megan what you need.
Larry Story returns as our maintenance supervisor.  Larry met your maintenance needs two years ago and is delighted to return to those duties. You will remember Larry as a friendly, attentive, and capable person. Ted retired due to health issues and doctors orders. 

We all expect a clean and properly supplied living unit for that fabulous vacation at Alpine Village.  The wonderful women who have provided the best for years are back again.  Jean Shuford, Anna Robinson, Essie Bartlett, Becky Hughes, Betty Getz, and Jewell Frye will be working hard to assure the comfort standards we are used to at the Village.  Jean and Anna have been at Alpine Village more than 20 years. Jewel Frye is our new part time staff.  Let them know your needs and then let them hear your words of appreciation for expectations met and exceeded.

Separation of responsibilities in 2008


Alpine Village was chartered in 1981 and will have the separation of management responsibility for the first time in 2008.  Our new operational procedure centers around three functions, (1) the village resort management, (2) the real estate management, and (3) the bookkeeping and accounting management.

Our Resort Manager, Vickie Nelson, is the interim general manager.  She will supervise the day to day operation of Alpine Village.  As manager she has oversight of all operations.  She does not handle the sales or rental and is not the escrow agent for holding rental funds.  She is not the financial bookkeeper or on-site accountant.

The Real Estate manager, Ron Thompson, is the new Broker in Charge at our resort.  Ron is responsible for all rentals, sales, and the escrowed rental funds for owners.  The Real Estate account is now in an account and bank different from the resort operations account and bank.  There is more about Ron Thompson later in the Alpenhorn.

Bookkeeping and accounting will be handled by a permanent, part time professional.  At this writing we are interviewing for that position.  We plan for all accounting functions except payroll to be handled by this person.  Both the Real Estate Broker and the bookkeeper/accountant will report to the general manager and to the Board of Directors through the general manager.

Alpine Village has enjoyed the RCI designation of Gold Crown Resort for the past five years.  That is top of the line in time share vacationing. It makes your Village the cream of the crop. It is a designation our resort hadn’t always held.  We are extremely proud to begin 2008 again as Gold Crown.  Alpine Village can and will continue to be known as the greatest vacation home in the North Carolina mountains with our quality staff, continued commitment by the Board of Directors, a  new division of management responsibilities, and owners who take great pride in ownership. 

So, arrive at the top of the mountain, pass the sign indicating you are at home again at Alpine Village, and then join new friends and your mountain family for the best vacation of your life.

Buildings and Landscape Maintenance

The visual image of our Village is a first and lasting impression for all of us.  Vickie and our staff have been working hard to assure the beauty, safety, and comfort of the resort.  The Board has been in constant telephone and email contact with each other and our manager to assure that all the work is completed professionally and with competitive bids.  Here are some of the things we will see in 2008.

Extensive landscaping and yard maintenance is being performed again by Harlan Parker.  The cost to fertilizer, mulch, apply weed killers, trim and replace trees, remove debris, and assure a first class appearance is $4,500.00.

The hard winters and strong winds often damage roofs.  This year the Edelweiss and Lark buildings required complete roofing replacement.  Allen Wilson Roofing gave the best replacement price of $14,250.00 for both roofs.  An additional $528.00 was required to repair the interior ceiling in Lark caused by leaks over the winter months.

Both units of Robin and Lark are long overdue for upgrades and replacements.  New items include an electric range, refrigerator with ice maker, storm doors, and bathroom and kitchen counter tops.  Lowes competitive bid for the equipment and installation labor was $1,300.00.

Other units require the cleaning and sealing of rear decks.  This work is currently being done by Larry Storey as time allows.
The Board of Directors retains strong oversight over all work through Ed Fischer, Director and Vice President.  Ed and other Board members discuss all matters via electronic mail and telephone.  Our goal is to be a strong support and guide for the general manager in her efforts to make your vacation at the Village everything you expect.

Maintenance and Capital Assessment Fees for the 2008 Budget


Maintenance Fee Income - $324,000.00
Received to date - $205,358.00

Capital Assessment Fee Income - $133,925.00
Received to date - $82,464.21

The good news is that 2008 is the final year for capital assessment fees.  The bad news is that unpaid capital fees leave us short of our Reserve Fund goal of $100,000.00 by years end.  The good news is that we do finally have a reserve fund for the first time in the Association’s history.  Former Board Presidents and members tell me that the Village has never had adequate capital reserves.  According to industry standards of $100 to $120 dollars per use week, Alpine Village should keep between $80,000.00 and $97,000.00 in capital reserves.  Our current reserve account has $42,014.49. Ron Thompson, Broker In Charge

We are delighted that Ron Thompson has joined Alpine Village as our Real Estate Broker, effective February 1, 2008.  His license now hangs at our office and he will be available for all real estate matters at the Resort. Ron retired from a successful sales management and marketing career that began in 1961 and ended in 1995.  He spent those years with AM International and Oce’ USA.  Ron has been a Broker and a Broker in Charge in Western North Carolina since 1995.  He and his wife, Julia, live on Winter Star Mountain in Burnsville where he was recently Broker in Charge of the June Jerome office. When at Alpine Village make it a point to stop by the office and chat with him about your plans.
